An Electrical Installation Condition Report is a formal inspection and test of the fixed wiring, consumer units, protective devices, earthing and bonding in a building. It records whether the installation is safe for continued use and codes any defects C1, C2, C3 or FI.
Domestic and landlord EICRs start from £80 + VAT, HMO EICRs from £149 + VAT and commercial EICRs from £199 + VAT. Larger installations are priced on the number of boards and circuits, and you receive a fixed written quotation before booking.
At least every five years for rented homes in England and for most offices, shops and hotels; every three years for industrial premises; and every ten years for owner-occupied homes, unless the previous report recommends a shorter interval.
Any C1 (danger present), C2 (potentially dangerous) or FI (further investigation required) observation. C3 observations are improvement recommendations and do not cause a fail. Landlords must complete C1, C2 and FI remedial work within 28 days.
Most flats and small houses take two to four hours on site. Commercial premises depend on the number of circuits and are often tested in phases. Digital reports are normally issued within one to three working days.
