How much is an HMO EICR in London?
HMO EICRs in London start from £149 + VAT. Larger HMOs are priced on the number of let rooms, consumer units and circuits, and you receive a fixed written quotation before booking.
Does an HMO licence require an EICR?
Yes. HMO landlords must hold a satisfactory EICR no more than five years old, and most licensing schemes ask for a copy with the application or renewal. Some councils set additional conditions, so check your licence.
Do you test every room in the HMO?
Yes. Every let room, communal area and consumer unit is inspected and tested so the report reflects the whole installation, which is what licensing officers expect to see.
How quickly can you complete an EICR in London?
Most flats and small houses take two to four hours on site and most small commercial units can be tested in a day. Larger buildings are tested in planned phases, including out of hours where needed. The digital report is normally issued within one to three working days.
What happens if the EICR is unsatisfactory?
Any C1 (danger present), C2 (potentially dangerous) or FI (further investigation) observation makes the report unsatisfactory. Landlords must complete the remedial work within 28 days, or sooner if the report says so, and give written confirmation to the tenant and the local authority. C3 observations are recommendations and do not cause a fail.
